Northwest Indiana, a stones throw from Chicago, is a fantastic place to invest in real estate. I know there are several investors who buy a lot of properties in the Chicago area and they feel that is a great place to invest their dollars. I don’t necessarily disagree with that… However, Cook County is not necessarily investor friendly. The taxes are high, evicting tenants can be a nightmare, and if you have squatters… heck they have more rights than you do even when they are living in your investment property for free. The south side and west side of Chicago are considered high value areas but they come with some baggage (crime, poverty, squatters, homeless, gangs, drugs) which equates to risk. Also, keep in mind that the Illinois state government and Cook County as a whole are very corrupt, the state’s credit rating has dropped recently, and I would expect them to keep raising taxes in order to “fix” their fiscal irresponsibility. There is a reason why a lot of Illinoisans are jumping the border into northwest Indiana. That reason is value. Northwest Indiana has been and still is known as a value area. You get more for your money and you are still only a 30 to 45 minute drive to and from downtown Chicago (not during rush hour of course). Now that you know this, why would you want to pay higher taxes, go through eviction hell, have to worry about squatters, and expose yourself to a lot of potential risk in Cook County??? Did you know that evictions in Lake County Indiana can be done in just 2 weeks or less? Did you know you can get a house twice the size in northwest Indiana for almost half of what you spend in Cook County? Did you know that the property taxes in northwest Indiana are generally half or less than half on similar properties in Cook County? So, where is all of this going? I am not trying to steer anyone away from Chicago or Illinois. I was born and raised in Illinois but I left 12 years ago for northwest Indiana. I wanted to make you aware of an opportunity that exists in a great area, with less expenses, less risk, cheaper properties, higher value, similar rent rates and comparable ROI properties. Don’t be fooled by the big city… There are better places to invest your hard earned money. Northwest Indiana is growing steadily and is a fantastic place to live. I love it here 🙂
